From Dream to Pre-Qualify

Everyone has an ideal budget, either a total dollar amount or a monthly payment amount. We will help you find a suitable lender that meets your needs. You can fill out an application in our office. You can even fill out an application online and have it automatically sent to us. You may want to use your own bank. Pre-qualification is quick and easy.


Selecting Your Land

Do you want to live in the city? In the country? In a subdivision? We may have a lot that is just right for you. We also keep a listing of local property for sale that has been listed with the Realtor MLS service. You may already own property on which to build. Our goal is to help you meet this need.


Selecting Your Floor Plan

We have many plans from which to choose. One story or two story; 1200 sq. ft. to 3200 sq. ft. or larger. Most of our plans come in several choices of elevations. We can add decks, porches, change roof lines, change windows, add doors, move walls and many numerous other combinations to make your home unique for you.


Options

At this point you get to choose your interior and exterior colors, siding and shingles, shutter styles and colors, flooring, cabinets and counter tops, and other things that will make your home unique.  Most of these things can be selected in our showroom.


Site & Builders’ Meeting

The construction manager in charge of building the home will meet with you on the property you have selected and together you will decide where to place the home on the property, in accordance with property setbacks and boundaries. You will then meet at our office to review and finalize your floor plan and selections. This is the time to ask additional construction questions if you have any. The construction manager will be your liaison during the building process and be available to you should you have any questions.


Build Your Home

After obtaining required permits, and finalizing your building plans. We will complete the construction of your home.  This process takes around 90-100 business days, or roughly 3 to 4 months on average.

Warranty

We offer a limited 1-year warranty on workmanship and a limited 2-year warranty on systems (electric, plumbing, HVAC), which starts at the completion of your home, upon loan closing.  An optional ten year structural warranty is available.


How Does Financing Work?

While we do not personally handle financing as a company, we would be glad to help you find the lender that is right for you.  We have several really good relationships with lending agencies in South GA and North FL.
